The presentation highlights four key lessons learned from various building envelope rehabilitation projects. Through reviewing project case studies, trends emerge surrounding common envelope failures, opportunities to shift buildings towards net zero, the importance of lifecycle cost analysis, and leveraging environmental impact data when selecting construction materials.

Rehabilitating Aging Strata Buildings: What Works, What Doesn’t, and Why

Strata-owned multifamily buildings across British Columbia are reaching an age where envelope rehabilitation is no longer optional, but essential. These projects offer valuable insight into how envelope systems, materials, and design strategies perform over time—and reveal clear patterns around what works, what fails, and why. From lessons learned during the leaky condo crisis to today’s net-zero ambitions, rehabilitation work highlights the direct link between durability, energy performance, and occupant well-being.

This session examines how knowledge gained from past and ongoing strata rehabilitation projects can guide more effective envelope design in both retrofit and new construction contexts. With a focus on high-performance fenestration and façade assemblies, the presentation explores how rising performance expectations, lifecycle cost analysis, and embodied carbon considerations are influencing contemporary retrofit strategies and product development.

Through real-world case studies from strata rehabilitation projects across British Columbia, attendees will learn how targeted envelope upgrades can improve energy efficiency, comfort, and resilience—while supporting long-term value, cost control, and the shift toward more sustainable, low-carbon buildings.
