SUSTAINABLE CIVIC ARCHITECTURE

The Newhouse Replacement Building is a four-storey civic office project in Olympia, WA, completed in 2025. Designed by The Miller Hull Partnership and delivered by Hoffman Construction Company, the project replaced the original 1934 Newhouse Building with a modern facility for Senate offices, public meeting areas, educational space, and collaborative workplace functions. The project was developed to meet current needs while supporting the long-term modernization of the Washington State Capitol Campus.

Fiberglass windows for a high-performance civic building

HIGH-PERFORMANCE FENESTRATION

Cascadia Windows & Doors supplied fixed and awning Universal Series™ fiberglass windows for the Newhouse Replacement Building. The window package combined fixed and operable units to support the project’s façade design and ventilation strategy across the new civic facility.

The thermally efficient fiberglass frames align with the project’s broader performance goals, which include an all-electric, net-zero-ready design, LEED Platinum certification, and a low-carbon material strategy. Operable windows in every office, a rooftop solar array, and finishes free of Red List chemicals all contribute to a building designed for long-term efficiency, durability, and occupant wellbeing.

NATURAL VENTILATION STRATEGY

The Newhouse Replacement Building was designed with operable windows in every office, giving occupants direct access to fresh air and supporting a more comfortable indoor environment throughout the workday. This emphasis on natural ventilation helps strengthen occupant wellbeing while reinforcing the project’s people-focused approach.

Fixed and awning units were combined to meet project requirements across the building, delivering daylights, ventilation and thermal performance.
